HKETO Director joins webinar to promote the commercial property market in Hong Kong

Director of the Hong Kong Economic and Trade Office (Toronto) (HKETO), Ms Emily Mo, joined the “Canadian Commercial Property Market with a Hong Kong Highlight” webinar to examine the current situation and trend of the commercial property markets in Canada and Hong Kong.  The webinar was hosted by the Hong Kong-Canada Business Association (Greater Toronto Area Section) (HKCBA) on October 13.

In delivering the welcome remarks at the webinar, Ms Mo first updated the participants on the pandemic situation in Hong Kong. “Through continual deployment of anti-epidemic and social-distancing measures, Hong Kong has succeeded in minimising infections without resorting to a city lockdown,” Ms Mo said.

Despite the challenges, the commercial real estate market in Hong Kong continues to navigate through turbulent times.  “Earlier in August, the Hong Kong Monetary Authority allowed banks to increase their lending for non-residential property by lifting the loan-to-value ratio to 50% from 40%,” Ms Mo said.  

“The gradual improvement in business momentum in Hong Kong suggests a possible pick up in market activity in the second half of 2020.   Hong Kong just recorded the biggest weekend of home sales in 14 months in the last weekend of September,” Ms Mo continued.

Regarding the financial market, Ms Mo noted the challenges brought by the pandemic and speculation of the continuation of Hong Kong’s rule of law and freedoms. “Hong Kong’s financial market and investor confidence remain generally stable,” Ms Mo said.  

“Indeed, the rule of law as well as the various legitimate rights and freedoms are the fundamental core values of Hong Kong and are much cherished by the HKSAR Government and community,” she continued.  

Before closing, Ms Mo encouraged Canadian companies to tap on the opportunities offered by Hong Kong’s real estate sector by setting foot in the city.  Following Ms Mo’s remarks, Head of InvestHK Canada Mr Christopher Chen, participated in a panel discussion, together with other industry experts, to introduce the services offered by InvestHK for companies that are interested in real estate investments in Hong Kong.

香港經貿處處長參與加港商用物業市場網上研討會

香港駐多倫多經濟貿易辦事處(香港經貿處)處長巫菀菁於十月十三日參與由港加商會(大多倫多地區)舉辦的 “Canadian Commercial Property Market with a Hong Kong Highlight” 網上研討會,探討加拿大及香港商業地產市場的現況及趨勢。

巫菀菁在網上研討會上致歡迎辭,她首先向與會者講述香港抗疫的最新情況。她說:「透過持續採取抗疫及社交距離等措施,香港已成功減低感染個案,從無需要全面封城。」

香港雖然面對不少挑戰,但其商用物業市場仍大致保持穩健。巫菀菁表示:「在八月初,香港金融管理局容許銀行把非住宅物業按揭貸款的按揭成數上限由四成上調至五成。」

巫菀菁續說:「香港的商業活動已逐步回穩,預計二O二O年下半年的市場活動會回升。在九月最後一個週末,售樓數字創下過去十四個月以來的最高紀錄。」

在金融市場方面,巫菀菁提到疫情對市場帶來的挑戰,以及有關香港能否繼續擁有法治和自由等言論。巫菀菁表示:「香港的金融市場及投資者的信心整體保持穩定。」

巫菀菁續說:「法治及各項合法權利和自由是香港的核心價值,並為香港特別行政區政府及社會大眾所珍視。」

最後,巫菀菁鼓勵加拿大公司立足香港,把握香港房地產業的發展機會。在網上研討會上,投資推廣署多倫多辦事處投資推廣總監陳立智及其他業界專家參與了專題討論,而陳立智亦介紹香港投資推廣署為有興趣投資香港地產市場的公司所提供的服務。
